🧑‍💼 1. Initial Consultation & Site Visit

We start with a discovery call or in-person meeting to learn your vision, timeline, and goals. For renovation projects, we’ll conduct a site walk-through to assess existing conditions and feasibility. This is where we gather:

  • Your desired scope

  • Budget expectations

  • Scheduling concerns

  • Design style, priorities, and pain points

You’ll leave this phase with a clear understanding of what’s possible — and how we bring it to life.


📄 2. Preliminary Budgeting & Proposal

Based on your goals and scope, we develop a preliminary cost breakdown — broken into phases, not guesses. For complex projects, we’ll request architectural plans or assist in developing them.

We’ll then present a detailed proposal, including:

  • Scope of work by trade

  • Timelines per phase

  • Draw/payment schedule

  • Allowances for selections (fixtures, finishes, flooring, etc.)

We believe in radical transparency, so we break down everything — no vague numbers, no hidden costs.


🏛️ 3. Architecture, Engineering & Design Support

If needed, we connect you with trusted architects, engineers, and interior designers — or collaborate with your team directly. We guide:

  • Architectural layout

  • Structural engineering

  • Mechanical/electrical/plumbing planning

  • Interior design, finish schedules, and spec sheets

Why this matters: Most projects fail before they start due to bad drawings or missing details. We close the gap early.


📝 4. Planning, Permitting & Zoning

Once designs are locked, we:

  • Submit all plans to the local building department

  • Coordinate with surveyors, engineers, and expeditors

  • Navigate zoning, FEMA, coastal, or historical board challenges

  • Handle all permit fees, revisions, and approvals

We act as your owner’s representative, keeping you updated while we push the red tape behind the scenes.


🧱 5. Construction Execution

With permits in hand, we launch the build:

  • Demolition & site prep

  • Structural & framing work

  • MEP rough-ins

  • Insulation, drywall, flooring, tile, cabinetry

  • Trim, millwork, paint, and finish work

Every phase is overseen by our project manager and coordinated through:

  • Weekly progress updates

  • Site meetings or video walkthroughs

  • Gantt chart tracking and milestone reporting

6. Final Punch List & Key Handoff

As we approach the finish line, we:

  • Perform a full walkthrough and develop a detailed punch list

  • Correct every outstanding item to your satisfaction

  • Deep clean the space

  • Install all final hardware, fixtures, and details

You’ll receive:

  • Warranty packet

  • Final lien waivers

  • Completion photos

  • Keys and access codes

We don’t just finish the project — we close it like pros.
