💰 Why Bespoke Chooses Financial Transparency

How do you structure payments and contracts?

At Bespoke Development Group, financial clarity isn’t just a feature — it’s a standard.

We structure every project using a phased payment system, often referred to as a draw schedule. This breaks your project into logical milestones (e.g., demolition complete, framing finished, MEP rough-ins, drywall and finishes, final punch list). You only pay when that phase is completed and approved — not before.

We require an initial deposit (usually 10–20%) to secure your project on our build schedule and begin procurement, permitting, and planning. From there, draws are issued based on completion checkpoints — not vague timelines. You’ll never be hit with a surprise invoice because we believe billing should reflect tangible progress, not guesswork.

Change orders, when needed, are always submitted in writing with detailed pricing and scope impact — no surprises, no confusion. We help you avoid them by planning obsessively up front. But when you do want to pivot, we make sure the financial side remains predictable and transparent.

Pain Point We Solve: Many contractors blur the line between scope and extras — creating financial tension mid-project. At Bespoke, we draw that line clearly, from day one.

What’s the difference between fixed-price and cost-plus contracts?

We offer both models — and help our clients choose based on the project’s complexity, design status, and risk appetite.

  • A fixed-price contract gives you one locked-in cost for the entire project. It works best when:

    • The design is complete

    • Scope is well-defined

    • You want predictability over flexibilityThis model offers peace of mind, but if scope changes arise mid-project, they are handled through formal change orders.

  • A cost-plus contract bills you for actual labor, materials, and subcontractors — plus a fixed builder’s fee (percentage or flat). It’s ideal when:

    • Design is still evolving

    • Scope is large or custom

    • You want more control over selections or value engineering decisionsYou receive full transparency, including copies of receipts and subcontractor invoices. We still offer real-time budgets and change tracking so you can manage costs proactively.

Pain Point We Solve: Some builders abuse the cost-plus model to pad invoices or keep clients in the dark. We eliminate that risk with detailed reporting, open books, and a shared budget dashboard.

⚠️ Why This Matters:

Most construction disputes start with money misunderstandings — poor communication, unclear change orders, and contractors requesting payment without delivering results.

At Bespoke, we’ve built our reputation by doing it differently:

  • Transparent contracts

  • Fair draw schedules

  • Predictable change order policies

  • Professional billing and real-time budget oversight

We don’t just build homes. We build trust, starting with how we handle your money.
