How do you structure payments and contracts?

We structure every project using a phased payment system, often referred to as a draw schedule. This breaks your project into logical milestones (e.g., demolition complete, framing finished, MEP rough-ins, drywall and finishes, final punch list). You only pay when that phase is completed and approved — not before.
We require an initial deposit (usually 10–20%) to secure your project on our build schedule and begin procurement, permitting, and planning. From there, draws are issued based on completion checkpoints — not vague timelines. You’ll never be hit with a surprise invoice because we believe billing should reflect tangible progress, not guesswork.
Change orders, when needed, are always submitted in writing with detailed pricing and scope impact — no surprises, no confusion. We help you avoid them by planning obsessively up front. But when you do want to pivot, we make sure the financial side remains predictable and transparent.
